Is A Model Home Right For You?

Posted on

The idea of buying a model home seems like a good one on the surface. However, there are some drawbacks that you should consider before making your decision. To aid you in your decision-making, here are some of the pros and cons of purchasing the model home that you should weigh.

Why Should You Buy a Model Home?

One of the best reasons for buying a model home is that it is the best of the available homes. Model homes are designed to show you the highest-quality features that are available in that particular style home. Chances are, most of the features that you would ask for in another home are available in the model home.

Model homes usually do not require any remodeling. Since the builder has to keep the home in good shape to show it to potential homebuyers, it is likely move-in ready. This can save you time and effort when it is time for you to move into it.

Opting for the model home could be a money-saver for you. You can use the argument that the home has had high traffic through it. As a result, you could potentially negotiate for a lower price than it would have initially sold for.

Why Should You Avoid a Model Home?

Although there are many benefits to a model home, there are some drawbacks. One of those is that even though the home might look new, it might not be. Model homes can be used for years before the builder decides it is time to place it for sale. As a result, the home could have seen many people throughout it.

Another possible issue is that, depending on the length of time the home has been sitting, there could be some issues that result from the home being showcase-ready at all times. For instance, the builder and real estate agent more than likely ensured the heat or cool air was circulating at all times. If so, the home's heating and cooling system might be more worn than expected. Even the flooring could be slightly worn because of the traffic in and out of the home.

If you are still unsure whether or not a model home is the right decision for you, discuss it with your real estate agent. He or she can review the pros and cons of the home with you and even help you negotiate the price if you do decide that you want to bid on a model home.
